The FSBO Preview Strategy: How to List 5 Homes Before Halloween

If you’re still waiting on leads to call you, you’re already behind.
In a recent webinar, real estate coach Rob Daniel shared his exact FSBO system that helped him list 4–5 For Sale By Owners (FSBOs) per month — for 8 years straight.
He calls it the “Preview Strategy,” and it’s the perfect approach to get 5 listings before Halloween — even if you hate cold calling.
Here’s how it works:
🧠 1. Start with This Script
Call the FSBO and say:
“Hi, how you doing? My name is Rob Daniel. I saw your house on the market. I know, I know — I’m probably your 100th real estate agent call, right? The only reason I’m calling is to ask you one question: If I had a buyer, would you entertain a one-time showing?”
This opens the door without pressure — and 90% of FSBOs will say yes.
👀 2. Ask for a Preview — Not a Listing
Once they say yes, say this:
“I don’t know much about your house yet. Zillow doesn’t do it justice. Would you mind if I came by to preview it? Just 15–20 minutes.I’d love to see the home through your eyes.”
Don’t ask permission. Give options:“Would Monday or Wednesday be better? Morning or afternoon?”
🗓 3. Preview the Property — and Leave the Magnet
While you walk the home, ask:
“When you sell the home yourself, where are you moving next?” Then: “When do you need to be there?”
At the end of the visit, do NOT sit down. Instead, say this:
“Just in case you end up in the 72% of FSBOs who hire an agent…I want you to know who to call.”
Then stick your business card on the fridge and leave.
📞 4. Follow Up Once a Week with Just 3 Questions:
Have you sold the property yet?
Have you thought about going with me yet?
Do you still have my number?
Even if they don’t answer, leave it on voicemail.
Rob says:
“If you follow up with 20 FSBOs weekly, you’ll list 2–4 every month.”
