What is the ABC Closing Technique?

The ABC technique is a simple yet powerful formula that works in any situation where you’re working with clients. It’s broken down into three easy steps: Action, Benefit, and Commitment.


  1. Action

    The first step is to set an appointment. It’s crucial to take immediate action to push the conversation forward. When you present the action step, you’re making the commitment to meet, discuss, or take the next step. A typical script could sound like:“Let’s set up an appointment to go over your options—how does [day/time] work for you?”


  2. Benefit

    This is where you address the value of the meeting. What’s in it for them? Always customize the benefit to meet the client’s needs. The benefit might be specific to a buyer, seller, or investor—be sure to know your audience and make the benefit personal.For example, for a first-time homebuyer: “This appointment will give you a clear understanding of how to navigate the buying process with minimal stress.”


  3. Commitment

    Finally, close with a clear commitment. Asking for a specific time or date locks in their decision, making it more likely that they’ll follow through.“Let’s schedule for Thursday at 10 AM, or would Saturday morning work better for you?”
